Lease Terms
It’s difficult to reasonably project headcount needs far into the future, but still the leases are 9 years. Even with the same area, configuration of work places may need change every few years impacting layouts and seating areas.
Time & Complexity
Real estate and facilities experts needs to hired/consulted to build a new workspace from scratch and although they aren’t cheap but better than involving expensive management team in the project. The administration staff who aren’t experts in real estate and design have to negotiate with experienced contractors. This definitely stops the team from achieving the optimal price the team from achieving the optimal price and quality.
Fit-Out & Capex
For months, the space will resemble a construction site more than an office and these things rarely stay on-time or on-budget. Realizing the capex incurred in fit-outs can become a barrier to relocation forcing you to stay at a sub-optimal location.
